Lanzarote Long Term Accommodation
In order for a rental to qualify as long-term, the rental period must be at least 6 months (we can sometimes cater for periods of 3 months +).
Although it is no longer a requirement (for EU citizens), it is still advisable to apply for 'Residencia' if you plan to live in Lanzarote for more than a few months as this entitles you to some discounts and some Notaries will not accept any other proof of residency.
Prices are typically exclusive of Water & Electricity charges, unless stated otherwise.
Deposits
A deposit of 1 or 2 months rent is the norm. This would typically be paid in advance along with the first month's rent.
Contract
A standard letting contract will be drawn up (contrato de arrendamiento) stating all of the terms and conditions regarding the rental agreement.
It is important to read this document carefully for the onus of paying costs relating to the apartment such as water, electricity, community charge might be borne by the tenant.
On the signing of the contract the tenant will hand over a deposit (La Fianza) to the Future landlord along with one months rent in advance. This deposit (normally equal to the sum of one or two months rent) will be returned after the duration of the contact has been completed and all of its terms satisfactorally adhered to.
